How to Pay Your Dues
Your maintenance fees keep your community running. GEM makes it easy to pay on time, every time.
FIND YOUR ACCOUNT NUMBER
Your account number can be found by logging into the resident portal at home.gemmgmt.com. If you need assistance locating it, contact the GEM management office at 973-785-0441.
PAYMENT OPTIONS
AUTO-DRAFT — Preferred Method
Set it and forget it. Enroll through your portal at home.gemmgmt.com and your payment will be automatically withdrawn around the 3rd of each month. Your withdrawal amount updates automatically if your maintenance fee or special assessments change — no action needed on your part.

Note: If you currently pay through propertypay.firstcitizens.com and want to switch to Auto-Draft, please cancel your scheduled payments there first to avoid duplicate payments.
ONLINE PAYMENT THROUGH ASSOCIATION BANK WEBSITE
Pay online at propertypay.firstcitizens.com. A convenient link is available directly in your portal at home.gemmgmt.com, which will auto-populate your account number. Unlike Auto-Draft, scheduled payments through PropertyPay do not update automatically — please log in to adjust your payment if your maintenance fee changes or if a special assessment becomes due.

No bank fee when paying from a checking account via scheduled payments
$2.25 fee for one-time payments from a checking account
2.95% fee for one-time payments from a credit or debit card
Important: Do not enroll in both Auto-Draft and PropertyPay — this will result in duplicate payments.
MAIL A CHECK
Make your check payable to your association name. Include your account number on the check and mail to: [Association Name], P.O. Box 61595, Phoenix, AZ 85082-1595. If your bank sends the check on your behalf, ensure your account number is included.
